HE SECRETS OF A SUCCESSFUL BROKER

My fervent prayer for every honorable members of REBAP is to be blessed indeed by the Lord, enlarge your network, His hands might be with you, and that may His protection be with you (1 Chronicles 4:10) in all aspects of your lives. This is the reason why I want to share the secrets on How to be a successful Broker in a biblical perspective.
OPPORTUNITY is an open door, and before you enter to grab your chance of prosperity. Remember, that the door of opportunity swings on four hinges.
1. Product and Customer knowledge
2. Initiative and Hard work
3. Honesty and Integrity
4. Connections, Connections and Connections.
Let me discuss these basic techniques one at a time. This is to remind you and refresh your mind on how to apply and master these secrets in your real estate endeavor. I believe that you are intelligent enough to understand and learn from it.
“MARKETING is simply finding a NEED and FILLS it”. I don’t doubt that there’s a lot more we all can learn about marketing. This is illustrated by a member of a church congregation who didn’t show enthusiasm and concern when the Pastor announces a new in-depth Bible study class. The Pastor questioned “You mean you don’t think the deeper truths and doctrines are important?”
The member responded, “Oh well, I suppose, it’s the verses in the Bible that I know and understand that I haven’t mastered and applied yet.”
To repeat, I am not denigrating all the sophisticated market research tools at our disposal. BUT, I am suggesting that we may have gotten away from the basic and sometimes the “best way” is to return to the fundamentals, SIMPLE BUT SUCCESSFUL TECHNIQUES THAT PRODUCE SALE.
I think in down to earth and lay-man’s term, the do’s and don’ts, the very basic principles that even an aspiring broker can understand.
First basic secret, “PRODUCT AND CUSTOMER KNOWLEDGE. “
We all understand that knowledge is power. We enhance our knowledge therefore by studying and knowing every detail of our product. Generally, that is selling ourselves; our company; the developer; the projects; and specifically the exact area, the orientation, location of the property. Then up to the legal requirements and documentation
Persevere to know what the customer want and what they think; find out exactly their needs and tell them how we can meet those needs. “And let not be weary in well doing: for in due season we shall reap, if we faint not” (Galatians 6:9).
To qualify the buyers, know the level of their WILLINGNESS and CAPACITY. This will really save you a lot of time, money and effort.
There’s simply no fad that will replace the need for product and costumers knowledge.
Second we need to get back to the basics of INITIATIVE and HARDWORK. The days when selling meant simply waiting customers to come to you is ancient history. The hands of a Diligent broker make him rich (Proverbs 10:4)
We’ve got to take the initiative in selling the properties for sale in the mind of our customer. We’ve got faxes, phones, e-mails, internet, website, flyers, brochures, personal contacts using the KKK principles. Sales success is evitable only if we take the initiative and hard work to build day by day customer’s data based.
Sometimes, we hear people telling us to work smarter not harder, but to my personal experience, smarter is harder. It takes a plan… It takes conscientious follow-through… It takes phone calls… It takes letter writing and proposals… It takes personal visits… and these needs our time and actions to make the deal consummated.
The ABC of sales is Always Be Closing, means our effort is always futile if we don’t close our transaction
Look at this way, at least you as broker can set your own hours. We don’t care if you want to sleep in the day and work at night. But initiative and hard work is indeed part of the basic techniques.
The third basic is HONESTY and INTEGRITY. “One may be better than his reputation but never better than his principles”. They go hand in hand in our business, your reputation rest on your principles.
If you quote a price, honour it…If you promised to give them their documents, see that it gets to them immediately… If you cannot give them their need, say so.
We are not just looking for a sale to be able to have money, but we’re looking for a customer, whom someday eventually becomes a friend or business associate. Customers are also buying a good relationship.
Honesty and integrity counts: successful Brokers practice what they preach, they have what they sell, they love what they sell, and they tell the truth about what they sell. This is a matter of adhering to the Golden Rule of Doing to others what you want others do unto you (Matthew 7:12). I believe that Honesty and Integrity can be maintained through Fear of God.
Finally the fourth is CONNECTION. The ability to connect with GOD first (Matthew 6:33) is a quality you see in every successful Broker. No matter how much sales and marketing skills you possess or list of network you may have, if you want to be a better Broker, you must learn to connect with God and the people around you effectively.
If you want to be successful, connect yourselves to successful people, if you want to be rich aligned yourself to rich people. Mix with champions to be a champion. If you want to develop a passive income associate yourself to as many brokers as you can.
Gone are the days where you can sell alone. To stay in the market today, we have to join a real estate organization where you can interact, network, exchange listings, protected, educated and specially connected to vibrant people with commonalities and same goal of being successful financially, socially, physically, mentally and specially spiritually.
A Real Estate Broker has to realize that indeed, “TWO HEADS ARE BETTER THAN ONE (Ecclesiastes 4:9-10).”
You may be a good Broker, but your income will be limited – if you depend on yourself alone. Your time is limited, so you can see only a certain number of people a day and if you don’t go out and sell- you won’t make money.
To make money and get rich faster- you must multiply yourself- develop a network of sales force and brokers.
You have to motivate yourselves to be envisioning the benefit of synergy. You must envision the kind of broker you want to be with other brokers. Choose to associate with those wealthy and flamboyant human beings you want to be like in your life. Hence, you must choose appropriately the best organization in the real estate industry that is no other than, REBAP, the REAL ESTATE BROKERS ASSOCIATION OF THE PHILIPPINES, where the young generation can acquire wisdom from the counsels of elders and leaders.
In Sales, well done is better than well said. Our success always depends on our last sales. Expressing, meditating, and following these four basic secrets and biblical insight will make your way prosperous and then you shall have good success (Joshua 1:8).
“A BROKER’S INVESTMENT”

To be successful in Real Estate Practice, you have to invest in four concepts of STRENGHT.

· The STRENGTH OF SELF MASTERY
· The STRENGTH OF RELATIONSHIP
· The STRENGTH OF SERVING
· The STRENGTH OF ACTION

Your objective is to maximize the investment of all that God has put in to your hands, because the essence of life stewardship is administration not acquisition, hence, we should be a wise investor to the things that has entrusted to us. Brokers are made not born; that is way, success from this professional field is very much probable if you put yourself in the right strength with God. As the bible says,
“Blessed is the man whose strength is in thee; in whose heart are the ways of them.” (Psalms 84:5)

STRENGTH OF SELF MASTERY

“And ye shall know the truth, and the truth shall set you free.” (John 8:32)

“You shall know the truth about yourself and the truth will set you free to do great deeds.”You must recognize that life is always moving in this fast changing world, no one remains static, you do not remain forever as you are now, you are constantly in a state of change because, there is no standing still either your progress or you retrogress.

You must be master of yourself by accurately analyzing your life to enable you to know thyself in every aspects of it. The wisest investment you can make is on yourself, where you have complete control over your strength. Invest in self improvement, invest in any personal development. Invest to excel and make the most of our resources from God.

The most important asset therefore to invest is on yourself. Every broker should continually upgrade his listings and product knowledge, understanding of the Real Estate Industry, developing your customers based network and applying sales skills. Brokers should take advantage of every training opportunity that our association offers, listening to tapes, CD’s and reading materials on positive thinking, sales techniques, psychology and the Bible, the greatest book of them all and the very source of wisdom.

“See then that ye walk circumspectly, not as fools, but as wise.” (Ephesians 5:15)

STRENGHT OF RELATIONSHIP

“He that walketh with wise men shall be wise: but a companion of fools shall be destroyed.” (Proverb 13:20)

Do you know that many wise men and millionaires as well have a habit of building, maintaining and keeping lasting relationships? That’s because everything in life involves relationship. Evaluate and take a look at the success you already have aren’t they all because of the great relationship you’ve had with people who’ve helped you and whom you’ve helped in return. Surely, A Broker that works together succeed together.

People are virtually your most important asset. If you want to make the most of being successful, you need other people to help you achieve it. Learn to observe, understand, listen and above all relate. Brokers should be natural – born networkers, if we truly enjoy connecting with people specially with our co-brokers we will be successful and stay in our practice very long. It’s both a skills and an art and it always takes practice to make it work for you.

The idea behind networking is that people make mutually beneficial contacts. Go in a meeting always prepared to hand out business card to everyone you meet, who might be potential prospect and figure how the best effort you can synergize because
when other and customers see that your value their time, understand their needs, respect their feelings and honor their friendship, they will associate with you and hold you in high esteem. And when there’s confidence in a relationship, there’s trust – the kind of trust that involves financial dealings.

Remember the Golden Rule: “Therefore all things whatsoever ye would that men should do to you, do ye even so to them” (Matthew 7:12)

STRENGHT OF SERVING

“For, brethren, ye have been called unto liberty; only used not liberty for an occasion to the flesh, but by LOVE SERVE ONE ANOTHER.” (Galatians 5:13)

The greatest servant ever produce is JESUS CHRIST, who unselfishly give his precious life for the benefit of mankind; we must emulate this kind of servant hood, if we want to enjoy the beauty of our labor.

“All truly successful people get joy in serving other people.” In the sports of tennis you can never win without serving. Likewise as Broker you can never appreciate your commission or fruit of you labor without doing first the service to your costumer.

Actually our primary business is SERVICE, Real Estate is only secondary. Sometimes giving service is an all – to – often neglected principle among brokers. How easily we become distracted by our commission and other self centered interest and whenever that happens we get a divided mind, fragmented in multiple directions. Doing service demands consistent discipline and sacrifice living by this precept is not easy, but it is rewarding.

“I beseech you therefore, brethren, by the mercies of God, that ye present your bodies a living sacrifice, holy, acceptable unto God, which is your reasonable service.” (Romans 12:1)

STRENGHT OF ACTION
“I will go in the strength of the Lord GOD: I will make mention of thy righteousness, even of thine only.” (Psalms 71:16)

After all great plans are laid, and prayed there comes a time for action. Without action, the most worthy and profitable plan becomes meaningless. The success of a venture cannot be achieved until action is taken. The power for our engine of success is not plans only, but the ACTION taken on our plans “Action must be the final result of all knowledge.”

The man who is truly great and must be admired above all is the man who can put ideas, plans and concepts into successful action.You must not forget that your most important time is now, because the present is the only time in which you have power. You have lost the power to act in the past, and the future will not allow you to act until it arrives in the present. Therefore, if there is not a truly valid reason for delay, you should act now.

Visualize-sustain your action by keeping the positive results that are occurring, constantly before your mind; Prayerize- meditate the end results of your action; Actualize- review the goal and the reward is there.

Complete action is when you have laid and prayed your plans well, you have used wisdom and you are on the right path, and the goal is in sight. Nothing must stop you until your goal is reached because if you have believed that God indeed is with you, nobody can be against you.

The moment you pray and took action toward your goal; you have achieved the BEST INVESTMENT in your life as Real Estate Broker.

REMEMBER:
I – Positive Thinking
CAN DO – Positive Action
ALL THINGS – Positive Faith
THROUGH CHRIST – Positive Power
WHICH STRENGTHENETH ME – Positive Result

“I can do all things through Christ which strengtheneth me.” (Philippians 4:13)

In the final analysis, in a nation of freemen, neglecting acts of Deity, “only you control your destiny.” These concepts is designed as a finely advised tool to assist you in your quest for successful investment in Real Estate Practice, but unless you open your mind and heart to its concepts and allow them to see into it, and deep understanding, you cannot hope to gain the great advantage that is there for you.

You must reach out therefore and take the biblical thoughts and ideas and embrace them tightly to you until they become a part of your automatic thoughts and action. Then and only then will the great power and strength from God that is built into these concepts, that have been distilled through the ages by myriads of faithful biblical characters and wise men, take hold and become a power and strength to you.
